Chancerygate has gained consent to develop 227,000 sq ft of space across three developments in Bristol, High Wycombe and Livingston.

The schemes are part of Chancerygate’s strategy to develop sites for the SME and mid box markets on a nationwide basis.

The 110,000 sq ft Vertex Park scheme near Bristol will provide 11 units ranging from 4,188 to 33,928 sq ft.

The 4.8 acre site is located in the Emersons Green Enterprise Area between the A4174 ring road and the M4 motorway and near to Bristol and Bath Science Park.

Alder King, BNP Paribas Real Estate and Colliers International are the joint letting agents for the scheme which is due to complete early next year. Chancerygate has also recently submitted planning permission for 14 distribution/trade units in Warmley which will bring a further 120,000 sq ft of space to the market in the Bristol area.

At Wye Business Park in Wooburn Green, High Wycombe, Chancerygate is refurbishing three 15,715 to 32,140 sq ft industrial/warehouse units, ideally suited for serving West London, Heathrow, the Western Home Counties and the wider South East. Practical completion of the scheme is due in July and 45% of the scheme has already been pre-sold. The units are being marketed by JLL and Colliers International.

In Livingston, Scotland, Chancerygate will develop a 63,000 sq ft trade park to include nine units ranging from 3,500 sq ft to 66,900 sq ft. The scheme is situated within the established Houstoun Industrial Estate adjacent to J3 of the M8 motorway and is being marketed by JLL and Colliers International.

Chancerygate Development Director, Alastair King, said: ‘’We are delighted to have progressed these schemes through planning and look forward to delivering much needed Grade A accommodation into supply constrained markets.’’
